Is this good time to buy a home in Ruby Hill Pleasanton or we should wait till end of year?

As a buyer you have everything going for you. Interest rates have been lowered substantially in the last 5 months and the conforming rate limits have been increased. There are so many homes on the market so you have a huge selection and also be able to negotiate a good price.

No one knows where the market will be at the end of the year, whether the prices will go down further or start going back up. All I can say is that the selection of properties is generally less since people take their homes off the market for the holidays.

The prices in Ruby Hill Pleasanton California have come down substantially and it is the perfect time to buy there. I am now seeing a lot of homes going pending in Pleasanton sooner now than in the last few months. So the market is definitely picking up. And you know that when homes start selling quickly the prices start going up.

Can an offer of $20K less than asking be considered ‘offensive’ in Pleasanton? Agent rejected the offer

In this market the listing agent should be anxious to work with your offer. I think every offer is worth countering if it is not acceptable to the seller at face value. Did she even present it to the seller? It sounds like she just made the decision on her own which is totally wrong. You may want to tell your agent to ask her to have the seller to reject the offer and send it back to you.
If you are still interested in the property, you can submit an offer again and if she refuses to present it to the seller, she could get into trouble. She does not have the right to reject the offer on her own unless the seller has specifically told her he is not interested in seeing any offers below a certain amount. Even then she needs to inform him of the offer. You can certainly insist on the sellers signature on the rejected area of the contract so that you know that the seller was made aware of your offer.

It seems unbelievable that a seller would not want to work with your offer or not give you a counter offer in today’s market. So don’t let the listing agent intimidate you. I don’t think your offer was that bad to get such a response from her. I think she may be living in the year 2003-2006 when homes were selling for more than asking price with multiple offers and this may be the only listing she has. I have seen such ridiculous offers that it is not even funny, so your offer is still decent and worth working with.

Comment on the noise around the railroad tracks in Pleasanton, How much effect on the resale value of homes in Pleasanton?

I want to share the fact that my child goes to the Amador high school by the tracks. She tells me that everyday the train passes at the same time during her class and the techer has a moment of silence till the train passes since it is so loud.

Here is a question asked by another buyer on Feb 13, 2008 in Fremont. It relates to your question. Please read the question and my response to her below.

I saw this cute little home on the other side of the train tracks from Riverwalk in Fremont, which is going
on the market soon. I am worried about the trains though, how much of a problem could the trains be? How much should i think lower than the list price cause of the trains. The elementary school is great though. Or should I wait and watch?

Hello,
Well, homes close to railroad tracks are obviously not very desirable and even if it does not bother you too much, it will bother most buyers. When you are going to sell, you need to keep that in mind and the pool of buyers you will have then will be a lot less than another home not close to the tracks. Even when there is a wall between the tracks and the house, most buyers have a problem being close to the the tracks for the noise factor, Even though the noise may not be bad inside (Dual paned windows, etc.) when you are in the yard, it can be loud.

i had a house in Union City listed for 5 months before I got an offer. We reduced it 80K before it sold. It was right across from the railroad tracks and even though there were several showings from realtors, they all had the same comment that the railroad tracks being so close was the reason the buyer did not want to buy that house.

How is Happy Valley area in Pleasanton?

Happy valley is a very nice area. There are some older homes with a lot of acerage, ranches and horse property and then there are new home communities with beautiful Custom homes and panoramic views. There is a beautiful Calippe golf course there as well.

The school district in Pleasanton is excellent as well so you have an added plus when looking for a home in Pleasanton. It is a easy commute to the Silicon Valley with the 680 freeway very close by.
