March 2015 Pending Home Sales

Pending Home Sales Increase in March for Third Consecutive Month

Pending home sales in March continued their recent momentum, rising for the third straight month and remaining at their highest level since June 2013, according to the National Association of Realtors®.

The Pending Home Sales Index,* a forward-looking indicator based on contract signings, climbed 1.1 percent to 108.6 in March from an upward revision of 107.4 in February and is now 11.1 percent above March 2014 (97.7). The index has now increased year-over-year for seven consecutive months and is at its highest level since June 2013 (109.4).

Lawrence Yun, NAR chief economist, says contract signings picked up in March as more buyers than usual entered this year’s competitive spring market. “Demand appears to be stronger in several parts of the country, especially in metro areas that have seen solid job gains and firmer economic growth over the past year,” he said. “While contract activity being up convincingly compared to a year ago is certainly good news, the increased number of traditional buyers who appear to be replacing investors paying in cash is even better news1. It indicates this year’s activity is being driven by more long-term homeowners.”

Yun expects a gradual improvement in home sales in the months ahead but says insufficient supply and accelerating prices could be a drawback to sales reaching their full potential.

“Demand in many markets is far exceeding supply, and properties in March sold at a faster rate than any month since last summer2,” he said. “This in turn has pushed home prices to unhealthy levels — nearly four or more times above the pace of wage growth in some parts of the country. Simply put, housing inventory for new and existing homes needs to improve measurably to improve affordability.”

Fresno, California, saw stronger year-over-year price growth than any other market at 14.2%, along with higher sales and more new listings. The median sale price in Fresno was $211,200 in January

In San Jose, 63% of homes sold above list price; that number was 57% in San Francisco and 40% in Oakland. The average across all markets was 16%.

Homebuyer Demand Starts Strong in 2015

REALTORS® say improving economic conditions and buyer urgency point to better market in 2015 One consistent trend in housing is that prices fall every January. So what’s different this January? More people listed their homes for sale in December than in any other December since 2008. That led to a 4.8 percent year-over-year increase in total homes for sale heading into January. That much-needed inventory paired with strong buyer demand led to a solid increase in home prices in January compared with last year.

Additionally, with the specter of a better economy, greater job growth, and increasing household formation, C.A.R.’s new Market Pulse Survey found that many REALTORS® expect market conditions to improve in 2015, as does C.A.R But inventory in a few metro areas is critically low, which could really sink sales volume in those places unless we see a much-anticipated surge in new listings in the next few months.

In the hottest neighborhoods, the lack of inventory paired with high demand will put upward pressure on sales prices. But buyers will only act if there are enough homes to choose from at the right price, which means that the 2015 housing market hinges on sellers.

Low mortgage rates fail to perk California home sales in October

Bay Area continues to experience low inventory and strong price and sales growth

“As we move into the off-peak home buying season, prospective buyers who may have delayed their purchase earlier in the year should take advantage of the current favorable market conditions and resume their home search,” said 2015 C.A.R. President Chris Kutzkey. “With home prices stabilizing and interest rates dropping back down to levels not seen since mid-last year, housing affordability should improve to benefit buyers.”

“While home sales essentially were unchanged statewide, there were pockets of strong sales growth, especially in coastal regions. The Bay Area, for example, continued to exhibit strong price gains, decent sales growth, and extremely low housing inventory,” said C.A.R. Vice President and Chief Economist Leslie Appleton-Young.  “If current price and rate conditions persist, overall home sales should improve for the rest of the year.”

The list was profiled in an article in the Wednesday, September 17, 2014 edition of USA Today newspaper.
